Sizes in this category are named by width and length, like 10' x 13'. The covered area is often a few square feet different from the nominal size, because makers measure the roof or the posts differently. A 10' x 20' Mirador 80S covers 188 sq ft while a 10' x 20' Mirador 111S covers 198 sq ft. Always compare covered area, not the name.
Start with how you will use it
Plan the furniture, not the structure. A rough guide from the models in our data:

- Dining table for six: 120 to 130 sq ft. Most 10' x 12' and 10' x 13' models land here.

Two patterns stand out. Hardtop gazebos win the low-cost spots at 10' x 12', 11' x 13', 12' x 16' and 13' x 15'. Among louvered pergolas, Domi is cheapest from 10' x 10' to 10' x 20', and Kozyard is cheapest at 12' x 12' and above. Price per square foot for louvered models mostly sits between $10.00 and $12.25 at the cheapest end, then jumps for premium lines such as the Mirador 111DA at $23.07.
Bigger is not always better value
Per-square-foot cost falls slowly as you go bigger within one line. The Kozyard Elizabeth is $14.00 at 10' x 12' ($1,679.98), $11.56 at 12' x 14' and $12.10 at 12' x 24'. The largest size costs less per foot than the smallest, but the total is $3,485.99 for 288 sq ft. Decide the area you will actually use first, then check price.

Check the site and the rules
Measure the ground, not just the footprint. Add clearance for the roof overhang, any gutter downspout, and the posts. Check for slopes, tree branches, and underground lines before ordering. Rules also change with size: for example, one city's accessory structure page exempts a detached structure only if it is under 120 square feet, under 7 feet tall and single story.
